3 Tips for Maintaining Your Metal Roof

Metal is becoming one of the most popular options for homeowners looking for a long-lasting, durable solution for their roofing needs. This once progressive material choice is quickly becoming mainstream and has now taken over 10% of the re-roofing market. At Custom Installations, we are also seeing a rise in the number of clients choosing metal for their home’s roofing needs. After their new roofs have been installed, many of our customers have followed-up with questions on how to best to care for it.

To ensure your metal roof lasts for years to come, follow these 3 tips for basic metal roof maintenance.

  1. Metal Roof Types Matter – If your roof is graded “AG” or “Utility”, it will need to be recoated once the factory finish wears off. This will prevent corrosion from occurring on the surface. Roofing materials constructed of stainless steel, copper or zinc rarely require maintenance and typically only when installed poorly or with design defects.
  2. Follow the Manufacturer’s Guidelines – Manufacturers use differing types of metal coatings. While some roofs may need minimal care, most do not and are often rated as “lifetime” products. Always follow the manufacturer’s guidelines when considering the maintenance of your roof. If you are unsure on the specifics of your unique roof, ask your contracting partner. They will be able to inform you on what steps, if any, are needed to maintain a healthy metal roof.
  3. Washing a Metal Roof – For homeowners who choose to, a metal roof can be washed with simply water using either a hose or power washer. Do not use abrasive cleaners or wire brushes. They can scrape the surface and damage the protective coating.

Another way to safeguard your metal roofing investment is by having it installed by only a licensed, professional contractor with experience in the field. The team at Custom Installations offers a complete line of exterior services including metal roofing installation. Whether you are building new or looking for a smart material choice for your re-roofing project, we work with the industry’s top manufacturers to ensure you receive the lasting finish you are looking for.
